  • How much do I need for a down payment?
    It depends on the property price and your situation, but many buyers can purchase with as little as 5%. I’ll walk you through your options and what works best for you.
  • How much land transfer tax will I pay in Ontario?
    In Ontario, land transfer tax is based on the purchase price of your home. First-time buyers may qualify for a rebate of up to $4,000. If you’re buying in Toronto, there’s a municipal land transfer tax as well. Don’t worry - through my app it easily calculates it for you and explains it in plain English!
  • What’s the minimum down payment in Ontario?
    For homes under $500,000, the minimum down payment is 5%. I’ll help you figure out exactly what you’ll need-and how to get there comfortably.
  • What’s the typical closing timeline in Ontario?
    Most deals close in 30 to 90 days, depending on your offer and lender. Once you’re pre-approved, I’ll help you stay on track so everything moves smoothly from accepted offer to moving day.
  • Do I need a pre-approval before house hunting?
    Yes! Getting pre-approved helps you understand your budget, makes you a stronger buyer, and speeds up the process when you’re ready to make an offer. It’s your first step toward buying with confidence.
  • I’m self-employed. Can I still get a mortgage?
    Absolutely. I work with lenders who understand self-employed income, and I’ll help you gather the right documents to make your case strong.
  • Do I have to pay CMHC insurance in Ontario?
    If your down payment is less than 20%, yes you’ll need mortgage insurance (usually through CMHC or another insurer). This protects the lender, not you, but I’ll show you how it affects your monthly payment and what your options are.
  • How do I add a new question & answer?
    To add a new FAQ follow these steps: 1. Manage FAQs from your site dashboard or in the Editor 2. Add a new question & answer 3. Assign your FAQ to a category 4. Save and publish. You can always come back and edit your FAQs.
  • How do I edit or remove the 'Frequently Asked Questions' title?
    You can edit the title from the FAQ 'Settings' tab in the Editor. To remove the title from your mobile app go to the 'Site & App' tab in your Owner's app and customize.
  • Can I insert an image, video, or GIF in my FAQ?
    Yes. To add media follow these steps: 1. Manage FAQs from your site dashboard or in the Editor 2. Create a new FAQ or edit an existing one 3. From the answer text box click on the video, image or GIF icon 4. Add media from your library and save.
